Documents to Gather for Your Deed
Please have the following available when we follow up:
- A copy of the current deed (or the property address so it can be looked up)
- The property's Assessor's Parcel Number (APN), if you have it
- Full legal names of everyone coming off or going onto title
- How the new owner(s) will hold title (e.g., joint tenants, trust)
- Your trust name and date, if transferring into a living trust
- Divorce judgment or settlement, if the transfer is divorce-related

What's the difference between a quitclaim deed and a grant deed?
A grant deed transfers property with basic warranties about title; a quitclaim transfers whatever interest the signer has, with no warranties — common between family members and in divorces. You direct which deed you want, and we prepare it recording-ready.
What is a PCOR and do I need one?
The Preliminary Change of Ownership Report is a county form that must accompany nearly every recorded deed in California. Missing or incorrect PCORs are a top reason recordings get rejected — we prepare it with your deed.
Can a deed transfer affect my property taxes?
